That is the U.S. Environmental Protection Agency’s guidance for preventing mold and moisture problems indoors. Stay under 60% and you take away the damp conditions mold needs. Drift above it for days or weeks and problems start building quietly: musty smells, condensation, swollen wood and stained drywall.
Late summer is when most homes and buildings in humid climates cross that line, so it’s worth knowing what the numbers mean, how to check yours, and what actually brings them down.

What “relative humidity” actually measures
Relative humidity (RH) is how much water vapor the air is holding compared with the most it could hold at its current temperature. Warm air can hold more moisture than cool air. That’s why the same amount of water in the air can read 50% on a warm afternoon and climb toward 70% or more when the air cools overnight, or when it meets a cold surface like an air-conditioned wall, a window or a cold-water pipe.
When air cools past its dew point, the extra moisture has nowhere to go and condenses into liquid water. That’s the condensation you see on windows and vents, and it’s the same process happening unseen inside wall cavities and closets.
Signs your humidity is too high
- Condensation on windows, walls, pipes or AC vents. The EPA calls condensation “a sign of high humidity.”
- A musty or mildew smell in closets, bathrooms, basements or unused rooms (what that smell usually means)
- A cool but “sticky” feeling even when the thermostat says the room is comfortable
- Swollen doors, cupped wood flooring or peeling paint
- Spots or stains on drywall and ceilings, or visible mold
How to check your indoor humidity
An inexpensive digital hygrometer gives you a reliable reading. Check a few rooms, not just one: basements, bathrooms, closets and rooms that stay closed up are usually the most humid. Why air conditioning alone often isn’t enough
Your AC removes some moisture as a side effect of cooling. But it’s controlled by temperature, not humidity. On mild, muggy days, or when a system is oversized for the space, the AC reaches its set temperature quickly and shuts off before it has pulled much water out of the air. The room feels cool while the humidity stays high. Tightly built modern homes and apartments make this worse, because moisture from cooking, showers and laundry stays trapped inside.
A dehumidifier is controlled by a humidistat instead. It runs when relative humidity rises above the level you set, whether or not the space needs cooling.
How to bring humidity down and keep it there
- Remove moisture at the source. Run bathroom and kitchen exhaust fans, vent dryers outdoors, and fix leaks promptly.
- Dry wet surfaces quickly. The EPA advises acting fast when you see condensation or moisture on windows, walls or pipes.
- Insulate cold surfaces such as cold-water pipes, where condensation forms first.
